1. Define must-haves and nice-to-haves

Before you start designing, list your must-haves and nice-to-haves. Consider aspects like the number of bedrooms, type of kitchen layout, or any special features like a home office, outdoor kitchen, swimming pool, or gym.

2. Set a Realistic Budget

Establish a budget that includes not only construction costs but also interior design, landscaping, consents, and potential unexpected expenses.  Stick to this budget as closely as possible to avoid financial strain.

3. Plan for Sustainability

Incorporate energy-efficient systems, sustainable materials, and good insulation. These choices can reduce long-term costs and environmental impact.

4. Positioning

Design the layout with daily living in mind. Ensure that spaces are functional and well-connected. For instance, place the kitchen near the dining areas and think about traffic flow.

Consider how you like to live – do you prefer to all be together, or in separate rooms, a media room or snug can be a great addition.

6. Incorporate Personal Style

While it’s important to consider resale value, make sure your new home reflects your personal style and preferences. It’s your space to enjoy. Do you have any features of furniture they would like to incorporate in their new home? Window seat, drying room, attic storage, built-in bunks or outdoor fire?

7. Consider Future Needs

Think about how your needs might change over time. Designing with flexibility in mind—such as adaptable rooms or expandable spaces—can save you from costly renovations later.

8. Maintenance

Choose materials and finishes that are durable and easy to maintain. This will help keep your home looking its best with less effort.

9. Mood Board

It’s a great idea to keep a Pinterest page, or scrapbook of features you like or seen. This can be referred to when planning the aforementioned ‘must haves’ and ‘would-like-to-have’ list.
